Position Summary
The Superintendent provides leadership and on-site management for construction activities. This position serves as a primary point of contact for job-site operations and is responsible for maintaining a safe, organized, professional, and efficient construction site.
The Superintendent coordinates project staff, subcontractors, suppliers, inspections, schedules, quality-control activities, and project documentation from startup through final delivery.
Experience Requirements
- Minimum 5 years of experience in multi-family construction.
Primary Responsibilities
- Lead by example and ensure compliance with ECOM employee, safety, and quality policies.
- Manage daily construction-site activities and maintain a clean, organized, and professional job site.
- Administer and enforce the site-specific safety plan.
- Identify hazards, correct safety violations, enforce required personal protective equipment, and assist with accident investigations.
- Serve as the site contact during OSHA visits and immediately communicate with management as required.
- Verify that subcontractors have executed agreements and required documentation before beginning work.
- Conduct or participate in subcontractor preconstruction meetings.
- Create, publish, communicate, update, and administer the four-week production schedule.
- Coordinate project activities to maintain milestones and identify opportunities to accelerate the schedule.
- Develop and implement recovery plans when the project falls behind schedule.
- Review plans, specifications, bid documents, contracts, and subcontractor scopes of work.
- Identify conflicts, omissions, or inconsistencies in the construction documents and communicate them through RFIs and issue logs.
- Maintain current record drawings and as-built documentation throughout the project.
- Coordinate government, third-party, architect, and owner inspections.
- Correct nonconforming or noncompliant work promptly and document completion of required corrections.
- Assist with punch-list, closeout, inspection, and final-delivery procedures.
- Resolve disputes and logistical, quality, scheduling, procedural, and scope-of-work conflicts.
- Hold subcontractors and suppliers accountable to their agreements, schedules, and quality obligations.
- Lead site-coordination and weekly safety meetings.
- Prepare daily reports, photographs, meeting documents, notices, and other critical project communications.
- Ensure that project documents are properly created, filed, and stored according to ECOM procedures.
- Supervise and mentor Assistant Superintendents and other assigned project personnel.

- Computer proficiency, with emphasis on Microsoft Office, Microsoft Project, and Viewpoint.
- Knowledge of project costs, documentation, safety practices, and quality-control procedures.
- Ability to work effectively under pressure and meet project deadlines.
Working Conditions
- Work is performed in office and active construction-site environments.
- Must be able to lift up to 25 pounds.
- Overtime may be required to meet project deadlines.
- Must be able to operate a computer keyboard, mouse, and other business equipment.
